We are seeking an experienced and highly driven Construction Manager to become the operational backbone of our Bali developments. This role demands an absolute, non-standard, full-time on-site presence due to the accelerated schedule and critical completion stages of our current projects.

The immediate scope involves: Managing the final, high-end finishing phase of four luxury villas in Canggu. The future scope includes: Leading the ground-up development of a mega-project consisting of six ultra-luxury villas in Uluwatu (starting 2026).

The ideal candidate must be a Transformation Expert—capable of introducing and enforcing a structured, European-grade construction discipline within the dynamic local Asian labor and supply market.

  1. Project Management & Triple Constraint

  2. Project Scope: Manage all project phases, from Pre-Construction (site logistics, mobilization) through Project Closeout (snagging and final handover).

  3. Time Management (CPM): Develop and rigorously manage the detailed Master Schedule using CPM (Critical Path Method). Proactively identify and eliminate bottlenecks and supply chain risks inherent to the Balinese environment.
  4. Cost Control: Strictly control the BOQ (Bill of Quantities) and manage all Change Orders. Perform deep tender analysis to ensure Cost Effectiveness without compromising the Luxury-grade specification.

  5. Quality Assurance & European Building Culture Implementation

  6. Quality Assurance (QA): Develop and enforce rigorous ITP (Inspection and Test Plans) and Method Statements for all critical trades, especially High-End Finishes and complex M&E installations.

  7. Quality Control (QC): Conduct daily, direct site inspections. Ensure that all dimensional Tolerances and aesthetic finishes meet Q3/Q4 European standards equivalent.
  8. Documentation & Compliance: Manage all formal site correspondence, including RFI (Request for Information), process NIR (Non-Conformance Reports), and oversee the compilation of certified As-Built Drawings.
  9. Technical Discipline: Introduce structured quality practices often lacking in local markets, such as detailed Weld Mapping and procedures for handling specialized systems (e.g., waterproofing, bespoke stone setting).

  10. Subcontractor & Supply Chain Mastery

  11. Resource Sourcing & Vetting: Demonstrate an expert-level knowledge of the local labor market. Actively source, technically audit, and mobilize specialized teams for complex works (e.g., Architectural Joinery, seamless flooring, sophisticated M&E systems).

  12. Material Market Expertise: Possess deep knowledge of the market for both local and imported luxury materials. Expertly manage the Supply Chain and resolve import/customs complexities common in Indonesia.
  13. Performance Monitoring: Implement a highly rigid Subcontractor Performance Monitoring system, empowered to swiftly manage and replace teams that fail to adhere to established quality and schedule requirements.

  14. Operational Intensity and Commitment

  15. Absolute Site Presence: Mandatory, near non-stop presence on-site is required to proactively manage Interference Points and ensure continuous workflow integrity during high-tempo phases.

  16. Irregular Schedule: The role operates on a non-standard, high-intensity schedule. Must be willing to commit to frequent overtime and weekend work to meet critical milestones.
  17. Problem Resolution: Utilize strong Root Cause Analysis skills to diagnose defects or delays and immediately implement robust Corrective Action Plans without dependence on off-site support.
Qualifications and Skills
  • Education: Minimum Bachelor's Degree in Civil Engineering, Construction Management, or a closely related technical field.
  • Experience: Minimum 7+ years of progressive experience in Construction Management, with mandatory experience in the Luxury Residential or Boutique Hospitality sector, ideally within the Southeast Asian context.
  • Technical Acumen: Expert knowledge of QA/QC methodologies (e.g., familiarity with ISO 9001, FIDIC, or equivalent international standards). Strong understanding of Building Physics as applied to high-humidity tropical climates (e.g., moisture mitigation, thermal mass).

We are seeking a Construction Manager to oversee new builds, renovations, and expansion projects including co-living, resorts, and villas. This role involves developing schedules and budgets, ensuring compliance with municipal and contractor requirements, and managing critical project timelines. The Construction Manager will supervise on-site progress, handle engineering maintenance, and coordinate with stakeholders to ensure quality, cost efficiency, and timely delivery. All project updates must be communicated with the Korea team.

Key Responsibilities

1) Frequently visit the construction site to ensure the project is progressing as planned and to check for any issues or emergencies.

2) Develop Project schedule, budget estimates required to construct new buildings, relocations, expansions, remodeling, Interior projects.

  • Main Projects: co-living, smart farm resort construction, villa etc.

3) Organization of all due diligence requirements regarding municipalities, contractors, suppliers, and internal stakeholder alignment, ensuring overall scope of work, timelines, documentation and communication.

4) Manage critical path construction schedule, slicit frequent updates and share status across the broader project teams.

5) Manage all engineering maintenance, repairs, and inspections regarding our on-going projects.

6) Identify efficiencies and saving opportunities(VE) on all projects while maintaining quality and scheduled completion dates.

*All tasks must be communicated and reported to the Korea team.

*All positions at Daewoong require a three-month probationary period.

Requirements

Job Specification:
